Element is a mixed use development on the harbour at the Kingston Foreshore. The philosophy behind Element is to create a carefully designed building which expresses an imaginative modularity, offering proof that inner urban spaces can not only be attractive and liveable places, but also cost effective to construct, and efficiently serviced.

The development incorporates retail space, apartments and three-bedroom ‘sky homes’, most of which have elevated views over the harbour. Element is organised around a generous circulation spine which connects levels via open stairs, bringing light and ventilation to the centre of the building. Many of the apartments include winter gardens which provide a natural extension to the living area.

Element is modular and raw in appearance. There is an architectural honesty to the design. Non-applied finishes of off-form and pre-cast concrete, timber, glass louvres and exposed steel all reinforce an industrial aesthetic which is most appropriate to a site overlooking a working harbour.
