COX Supports Revitalisation of Former Manly Hospital Site at North Head 

Nestled between the natural beauty of North Head and Manly’s iconic shores, the former Manly Hospital site is rich in cultural and historical significance. COX is working with the NSW Government to create a master plan that respects its heritage while shaping its future.

Recently announced as the preferred development partner for the next stage of redevelopment, AVEO’s proposal aligns with the COX master plan, which envisions a precinct featuring seniors housing – spanning independent retirement living, affordable housing and a residential aged care facility – alongside open spaces, a health and wellbeing centre, activated community and retail spaces and a childcare centre.  

Through extensive stakeholder and community consultation, COX has shaped a concept that sensitively responds to the cultural and natural significance of the site.   

The concept master plan prioritises the retention and adaptive reuse of key heritage elements, including former hospital buildings, the Manly Peace Memorial Hospital entry and Parkhill Cottage.   

New buildings will respect the existing built and natural heritage elements by blending harmoniously with the surrounding landscape. A renewed focus on the landscape will connect the site to the adjacent National Park, increase canopy cover and expand public open spaces.   

Originally built as a military hospital and later converted to a general hospital, the site has been undergoing a revisioning exercise since the hospital’s closure in 2018. The first stage of renewal, the Manly Adolescent and Young Adult Hospice (AYAH), Australia’s first dedicated service for young people with life-limiting illnesses – was successfully completed in 2023.
