270 Pitt Street: Repositioning for the Future of Work

Now under construction, ISPT’s 270 Pitt Street is undergoing a bold transformation that reimagines the potential of commercial refurbishment in Sydney’s CBD. Designed by COX and delivered in partnership with Built, the project is a benchmark for adaptive reuse—preserving an existing asset while unlocking its full potential as a vibrant, contemporary workplace. 

Originally a defence building, the site had been buried beneath layers of security and piecemeal upgrades. COX’s design strips this back to reveal the structure’s original character, introducing clarity, flexibility, and a sense of identity back to the space. 

 

At the core of the refurbishment is a dramatic new lobby with a 6-metre-high volume that opens to Pitt Street and connects to a mezzanine wellness space above. A new podium façade reorders the street edge, aligning with the adjacent heritage-listed Uniting Church and contributing to the emerging Town Hall precinct. 

A café anchors the ground plane, seamlessly linking the entry lounge with a business lounge and generous, flexible meeting rooms that can transform into quiet, library-style spaces for tenants. 

 

The project scope includes full commercial upgrades to upper floors, end-of-trip and wellness facilities, new bathrooms, lift interiors, and base building services. Exposed ceilings and polished concrete floors reflect a “more with less” design approach, with a rooftop terrace adding valuable outdoor space for tenants. 

Targeting a 5 Star Green Star rating, the interiors strike a balance between timeless materiality and playful detailing, designed to appeal to a diverse tenant mix, from tech startups to government agencies. 

Positioned in one of the CBD’s fastest-growing commercial precincts, 270 Pitt Street demonstrates how existing buildings can be repositioned to meet the evolving needs of modern workplaces, through intelligent, sustainable design.  

270 Pitt is due for completion later this year.
