Colour and Character Define Interior Design for Hotel-Style Living at Precinct 75

A debut look inside Precinct 75 reveals hotel-style amenity and interiors rich in colour, character and discovery. Designed by COX Architecture for Coronation, this landmark build-to-rent project reimagines what rental living looks like in Australia.

On the historic Taubmans Paint Factory site, the design preserves its industrial bones; exposed concrete, brickwork and warehouse forms – while layering in vibrant colour, crafted detail and domestic warmth.

Inside, neutrality gives way to saturated tones and playful composition, with each space conceived as a moment of discovery. A glossy, green ceiling in the private dining room; in the ground floor lobby, iridescent panels shift with the light to create intrigue; and a cocktail bar dressed in cherry reds and crimson creates a sense of immersion.  Each setting carries its own personality, contributing to a cohesive whole and an experience that gradually unfolds as residents move from one space to the next.

“We wanted to distil the unique character of St Peters into Precinct 75 – its history, creativity and individuality,” said Brooke Lloyd, Director and interior design lead at COX Sydney.

“This involved balancing the history of the site while reflecting the contemporary culture growing around it. Each building has its own palette, drawn from the Taubmans archive, so the whole precinct becomes a living expression of time and place: spirited, distinctive and true to place.”

Unlike conventional rental developments, Precinct 75 takes cues from premium hotels, offering residents spaces for work, wellness and social life. The amenity spans a rooftop pool with city views, landscaped terraces, wellness zones with plunge pools, alongside a cinema, podcast recording studio, music room and private dining.

“Build-to-Rent in Australia is both a pathway to improving housing outcomes and an opportunity to reimagine what renting looks like in this country,” said Felipe Miranda, Director and project lead at COX. “Precinct 75 proves that rental communities can be long-term and high-quality. This is about designing for resilience, community and a future where renting is intentional.”

Anticipated as one of Australia’s most ambitious build-to-rent projects, Precinct 75 demonstrates how architecture and interiors can elevate the rental experience and establish a new model of housing for Australia.
